About the platform
What is INVEST OS?
An AI platform for finding and analyzing investment real estate in Russia. We aggregate developer data, calculate investment scores (0–100) and find properties priced significantly below market.
How is the score calculated?
The algorithm evaluates five parameters: rental yield (25%), price growth forecast (25%), liquidity (20%), payback period (20%), and market discount (10%). Grades: A+ (90+) to D (<50).
What is an 'anomaly'?
A property priced 15%+ below the median price per sqm in the same area and class. Causes: hidden developer discounts, assignment sales, unsold stock clearances.

What can @Brok1Bot do?
The bot helps you find properties (quiz), shows weekly top-5, publishes blind anomaly teasers, and generates personal investment memos. All data comes from our real-time scoring engine.
How do I get a full anomaly report?
Message @Brok1Bot — it shows a teaser (district, area, discount). To get the address, developer, and financial model, submit a request via the bot. A manager will contact you within 15 minutes.
Is it free?
The bot is free. Property selection and analytics are available after registration. Deal support terms are discussed individually.

How does a deal work?
Book a free 30-min consultation. We discuss your budget and goals. I select 5–10 properties with investment memos. You choose. I accompany you to contract signing.
How much do you charge?
Terms are discussed individually during consultation. You get professional analysis, verification, and full deal support.
Which cities do you cover?
Focus: Moscow, Saint Petersburg, Sochi, Krasnodar, Kazan, Novosibirsk. Expanding as new feeds are connected.

What does management include?
Full cycle: tenant search, lease signing, monthly rent collection, property monitoring, repairs, monthly PDF report.
How much does management cost?
Terms depend on property type, location, and volume. Discussed individually during consultation.

Are you a real estate agency?
No. We're a technology platform with investment expertise. Data, algorithms, and personal analysis — not cold calls.
Is it safe to buy through you?
All deals go through official developer channels. We don't handle client money — payment goes directly to the developer via escrow.
Do you guarantee returns?
No. We provide analytics and decision-making tools, not guaranteed returns. Real estate markets carry risks.
